A major Safeway grocery store in Kitsilano is set to be redeveloped into a mixed-use building. The Safeway at 2315 West 4th Avenue, a long-standing anchor since 1968, was recently purchased by PCI Developments in partnership with LowTide Properties.

While details are limited, PCI has confirmed the new development will include a replacement Safeway. The project will move forward without rezoning, meaning it will adhere to existing zoning laws. The 2.2-acre property, mostly used for parking, was sold for $90 million in June 2024.

This site lies just outside the City of Vancouver’s Broadway Plan, which restricts building heights east of the location to preserve the area’s village-like feel.
