A 21-storey mixed-use rental building has been proposed for the corner of West 3rd Avenue and Vine Street, immediately north of the Whole Foods on West 4th Avenue.
According to Daily Hive, the development would feature 207 rental homes, with 20% designated as below-market housing, along with ground-floor commercial space.
The project is part of the City of Vancouver’s Broadway Plan, aimed at increasing housing density and affordability along the Broadway corridor.
Standing at 74 meters (242 feet) with a floor space ratio (FSR) of 6.8, the proposed tower would introduce significant new housing to the area.
The City of Vancouver received the rezoning application on August 28, 2024, and a public Q&A session is scheduled from January 22 to February 5, 2025, for community feedback.
